53 new home lots coming to Eldridge in 2021

One new and one expanding subdivision will bring 53 Eldridge home lots onto the market this year, easing a lot shortage during a hot real estate market.

Eldridge council members on Monday approved Jill and Dale Grunwald’s 29 single-family lots in Grunwald’s Grove, and Mel Foster’s 24 lots for new single villa, or duplex homes in Townsend Farms 14th addition. Both projects are just west of South First Street, along West Lincoln Road.

“Grunwald Grove and Townsend Farms 14th will add 53 new single or double family lots to town, greatly increasing our available stock of buildable lots. This has been a concern in the office recently, as we are down to less than a dozen buildable lots in Eldridge,” assistant city administrator James Martin wrote in a memo to council.

The 14th Townsend Farms addition brings 24 villa lots on 7.5 acres along a new cul de sac, Colonial Court. Access from First Street will be on Torrey Pines Drive, and a new South Second Street extension.

Grunwald Grove will be built on the south side of West Lincoln Road, just west of First Street. Access off West Lincoln would be on new north-south roads: South Fifth Street, Sawgrass Street and Willow Lane.

Linden, Birch and Aspen lanes run east-to-west through the subdivision.

The homes surround a parcel on Lincoln Road that the Grunwalds plan to develop as multi-family buildings.

Mayor Marty O’Boyle congratulated the Grunwalds, who persevered after the council rejected their plan for regional water detention.

The Grunwalds expect plenty of interest in new Eldridge home lots.

“I think you’ll see this brings some variety and options for what’s available in Eldridge for new construction,” Jill Grunwald said.
